METRO TO BOOST REAL ESTATE IN GREATER NOIDA

 

Greater Noida: The investors of Greater Noida has a lot to cheer about as the government has approved the proposal for the Noida – Greater Noida Metro route connecting almost all of Noida and Greater Noida at a cost of Rs. 10,000 crore; which will be covering a total of 86 Kms. The DMRC has given it a green signal and the project is targeted to be completed by 2017. It is been also said that the state and central governments will share 50 – 50 per cent financial burden on this project.

Besides extending the existing City Centre Metro route connecting Kalindi Kunj and Botanical Garden, a new line from the City Centre station connecting Sector 32 to Sector 62 and touching NH-24, was also approved. This new 6 km. route will be via Sector 71 crossing and will provide connectivity to sectors 32, 34, 35, Hoshiarpur, Sector 51, 52, 71, Greater Noida Extension Marg, Sarfabad, Sectors 60, 61, 62, 63 and NH-24.A new loop from Sector 71 via Sector 121 will then join the Greater Noida route between the City Centre and Bodaki railway station in Greater Noida. This route will be from the City Centre along the Greater Noida Expressway, touching Knowledge Park 4 via Pari Chowk and will finally end at Bodaki. The new loop has been added mainly to connect Noida Extension, which is near Sector 121, with Noida as well as with Greater Noida.

Major realty players have been coming up with residential, commercial and mixed land used projects in the area. The scope of development is vast in this region as it was been kept untapped for decades. Big names such as JM Housing, Supertech, Jaypee, Amrapali, Cosmic Group, Ajnara, Saya, KVD, ACE, Gaur and many more are all getting geared up with their projects. Few developers have already delivered their projects and families have moved in; many are still under construction and a major chunk of realty players are launching new projects. Ajnara India Ltd. a major realty player in NCR is coming up with its project in Greater Noida known as “Ajnara Le Garden” providing 2/3 BHK apartments along with all modern facilities. Ashok Gupta, CMD Ajnara India Ltd. says “Greater Noida, at present is the best deal for investment purposes. There is ample of space and scope for improvement and specially with the kind of infrastructure development it has been witnessing; be it Metro connectivity, education sector, health, etc., for the past few years, it is for sure that soon Greater Noida will become the first choice of every modern day investor”.

JM Housing, a realty major of NCR is coming out with a residential project ‘JM Florence’ offering 2/3 BHK apartments along with luxury amenities. Mr. Rupesh Gupta, Director, JM Housing says, “The only thing lacking for Greater Noida was a good decent infrastructure. After this approval for metro facility, the real estate market of not only Greater Noida, but entire NCR will be boosted. There are several housing and commercial projects underway in the region, most of which will get completed by the time metro comes. Therefore, end users will get the best benefit out of this as the infrastructure will be place as well”.

Real estate of NCR is greatly blessed with the approval of Metro connectivity of Greater Noida as a major lot of good developers are constructing their projects here. Another major realty player Cosmic Group had launched its commercial -cum- residential project in Greater Noida (west), Knowledge Park – V, known as “Cosmic Cruise”. The project has been spread across 10 acres with an IT park in shape of a cruise, providing seven star facilities along with pick and drop shuttle facility to the nearest metro station. The proposed metro station is said to be just one km away from the project. Sushant Mutreja, CMD, Cosmic Group says “Earlier, Greater Noida was a place only for industries and plants & machinery and it was regarded unsafe plus, difficult to reach. With so much of development carried out on infrastructure and connectivity, this place now has everything that a resident would require. Now, even Noida and Delhi have become extremely close, so investors feel to invest in what is new & best and this has driven people to invest here. As several housing projects being launched in Greater Noida(w), Metro project would also boost the other development projects in the region”.
